PROVIDER
a. The Provider is Greystar Europe Holdings Limited of The Gilbert, 40 Finsbury Circus, London, EC2A 1PX (the ‘Provider’).-
TERMS
a. These standard terms and conditions (‘Terms’) constitute the entire agreement between a Resident and the Provider concerning the matters set forth herein. No oral statements or prior written matter not specifically incorporated herein shall be of any force or effect at the time of acceptance.
b. These Terms apply to the goodwill gesture described below. By accepting this gesture, you are agreeing to be bound by these Terms.

BACKGROUND
a. Due to disruption with move-in dates scheduled on 13 September 2025, the Provider is offering a goodwill gesture of one (1) month’s free rent to affected Residents (the ‘Adjustment’).
b. This Adjustment is made solely as a gesture of goodwill and apology for the inconvenience caused.

ELIGIBILITY
a. The Adjustment is available to Residents who meet all the following requirements (‘Eligibility Requirements’):
i. Have booked a room at the participating Chapter Property for the 2025/26 academic year; and
ii. Have entered into a completed Tenancy Agreement, with a tenancy start date on 13th September, executed by the Tenant and the Guarantor and completed all associated paperwork; and
iii. Paid the first instalment or paid for the booking in full; and
iv. Are aged 18 or over; and
v. Are in full-time education. (‘Resident’ and ‘Residents’ shall have the same meaning).
b. Any terms not defined in these Terms shall have the same meaning as defined in your Tenancy Letter and Tenancy Agreement.
c. In accepting the Adjustment, you confirm that you are eligible to do so.
d. The Provider may require you to provide proof that you are eligible.
e. There is a limit of one Adjustment per person, per Room. Adjustments on behalf of another person will not be accepted, and joint submissions are not allowed.
f. Holding Fees remain non-refundable. Any refund of the Holding Fee is at the sole discretion of the Provider.
g. This Adjustment cannot be claimed alongside any other rental concession or offer.

THE ADJUSTMENT
a. Eligible Residents will receive one (1) month’s free rent, applied to their Tenancy Agreement.
b. This refund will be payable within 28 days of the Resident moving into the property and the receipt of the Resident’s bank details, but no later than 31 October 2025, to allow for processing time. c. Residents remain responsible for all other costs and arrangements associated with their Tenancy Agreement, including any necessary travel documents, passports, and visas.

PARTICIPATING CHAPTER PROPERTIES
a. Chapter London Bridge property located at 42 Weston Street, London Bridge, London (‘Chapter London Bridge’).

LIMITATION OF LIABILITY
a. The Provider accepts no responsibility for any disappointment of any kind suffered by any Resident in connection with this Adjustment, including as a result of any Resident receiving or not receiving the Adjustment.

DATA PROTECTION AND PUBLICITY
a. You agree that the Provider may use your name, image, and town or county of residence to announce the same and for any other reasonable and related purposes.
b. You further agree to participate in any reasonable publicity required by the Provider.
c. By accepting the Adjustment, you agree that any personal information provided by you may be held and used only by the Provider or its agents and suppliers to administer the Adjustment.

GENERAL
a. The Provider reserves the right in its absolute discretion to withdraw or amend the Adjustment and/or Terms without notice and at its sole discretion where it becomes necessary to do so, including for any event outside of the Provider's reasonable control. Any changes to these Terms will be posted on the Provider’s website (www.chapter-living.com). It is the responsibility of Residents to keep themselves informed as to any changes.
b. This Adjustment is subject to limited availability and will be applied on a first-come-first-served basis. The Adjustment is not transferable to another individual and no cash or other alternatives will be offered.
c. These Terms and any dispute or claim arising out of or in connection with them or their subject matter shall be governed by the laws of England and Wales.
d. The Courts of England shall have exclusive jurisdiction in relation to any dispute or claim arising out of or in connection with these Terms.
