What is the Building Safety Act?
The Building Safety Act was introduced to protect high-rise residents in England from unsafe building practices following the Grenfell Tower tragedy. The Act ensures buildings are safe places to live.
This is just one of the many regulations we follow. Safety is our top priority, and our core promise is to foster a partnership where your lived experiences and perspectives are valued. We aim to keep you informed and involved in building safety practices.
In line with the Act, we’ll maintain detailed records on how your building is designed, constructed, maintained, and modified. This information is included in the building’s safety case report. All documents related to building safety are available for review upon request.
Our Communications
Arrival Comms
When you move into your new home, you’ll receive a Resident Handbook and a copy of the resident engagement strategy for your building.
Your Chapter team will keep you informed about your property’s safety throughout your tenancy.
We’ll engage with you about any updates to the building’s fire safety arrangements. If there are any concerns, we’ll clearly communicate the steps we’re taking to resolve them.
QR Codes
You’ll find QR codes in your building and within the Resident Handbook that direct you to the resident engagement strategy. If you have any questions or concerns, your Chapter team will be happy to help—just speak to them at Reception or use the contact details in your handbook.
Email Communications
Your Chapter team will share updates about safety measures and procedures. If an issue falls under the Building Safety Act, we’ll email you the details, explain the impact, and outline the steps we’re taking. We’ll also let you know who the Principal Accountable Person (PAP) is via email.
Non-Resident Comms
Commercial tenants and non-residential leaseholders will also be kept informed of any projects or changes to our safety strategy under the Building Safety Act.
Our Duties
- We’ll always inform you if any issues arise with your property’s structure or fire safety systems, and explain how we’re ensuring your safety.
- Routine Fire Risk Assessments are carried out at least annually.
- We regularly check all fire safety systems - smoke detectors, alarms, emergency lighting, fire doors, and escape routes to ensure they’re fully functional.
- If a system fault is detected, we’ll act within two hours to resolve it.
- While maintenance is underway, temporary measures (such as additional patrols) will be used to maintain safety.
- We keep communal areas free of hazards and ensure all escape routes are always clear.
- Emergency exits are clearly marked, and each flat has an evacuation plan on the door.
Your safety is our number one priority.
Your Duties
- Familiarise yourself with your building’s escape routes.
- If the fire alarm sounds, evacuate the building promptly.
- Report any damaged safety equipment (e.g., fire doors, smoke detectors) immediately.
- Never tamper with fire safety equipment.
- If you may need help evacuating during an emergency, let your Chapter team know so they can arrange a Personal Emergency Evacuation Plan.
Fire Safety Tips
- Don’t tamper with fire safety equipment.
- Keep your hob, oven, and cooker hood clean.
- Avoid rubbish build-up in your apartment.
- Stay informed by reading all safety updates and information shared.

The Principal Accountable Person for your property is

Relevant Complaints Relating to Building Safety
The PAP has a system in place for “relevant complaints” under the Building Safety Act, which can be submitted by any resident or building user.
A relevant complaint includes:
- Structural failures
- Fire safety risks
- The performance of any Accountable Person (AP)
