Building improvement works, undertaken with your safety in mind.
From September 2026, we're upgrading fire safety systems and the building's exterior at Chapter Highbury, running through 2026–2027. Here's what's happening and how we'll support you.
What's happening
We're carrying out two upgrades to improve fire safety across the building:
- Inside: a new water mist fire suppression system across the building, plus enhanced smoke detection in resident rooms — giving earlier warning and automatic suppression if there's a fire.
- Outside: replacement of external wall insulation and cladding with new, fire-safety-compliant materials. Scaffolding will be up for the duration.
We know this affects your day-to-day. Here's how we'll support you.
You may notice increased noise, some loss of amenity space, and more contractors around the building. If work takes place in your room, you'll be temporarily relocated.
We'll confirm your specific dates well in advance, help you pack and move to your temporary room (and back again), and reimburse you based on the level of disruption you experience.
Chapter Highbury is safe to occupy. This is confirmed by an external global fire safety expert and our own retained expert, in line with London Fire Brigade guidelines for tall buildings.

Advance notice
We'll confirm the specific dates of any relocation well in advance, so you can plan around it.
Hands-on help
Help packing, moving, and setting up your belongings - both into your temporary room and back to your original one.
Goodwill gesture
n recognition of the impact to your experience, you'll be reimbursed based on the level of disruption you face.
